Sold.

Our house sold on the weekend, on the first day of viewings to the second of four viewers.  We had many more viewings lined up, so were feeling pretty confident.  Thus, we were able to get very close to our asking price, along with the closing date we wanted.

As a lay student of economics, this suggests to me that we were not asking enough for the house. But we had two agents recommend $220k, and there were many similar townhomes selling in the neighborhood for less. So yes, it would have been nice to get $225k or $230k.

However, there is also the time factor. To have it sold on the first day of viewings means we don’t have to:

  • Rush home and clean frantically before every night’s scheduled viewing
  • Keep the house in an order which would allow only a frantic last-minute cleaning to restore it to show-home quality
  • Worry as the weeks slide by and the viewings slow down that we will never sell

We are ecstatic. You may think that ecstaticity would warrant an exclamation mark. I disagree.
